Every Saanich home is different
Your home has its own shape, height, roofline, and trees. And all of those things make a difference when it comes to gutter cleaning.
Saanich has a real mix of homes. A rancher in Broadmead doesn’t have the same roofline as an older home in Gordon Head. A newer two-storey house around Cordova Bay can have very different access from a bungalow in Cedar Hill. And a home surrounded by mature Douglas firs has a very different gutter problem from one with an open yard.
That’s why we don’t treat every house the same.
Height & access
A single-storey home is one thing. A two-storey home is another.
The height of the gutters, slope of the ground, landscaping around the house, fences, decks, and available access all affect how the work is done.
A rancher with low eaves may be relatively straightforward. A two-storey home with a sloped yard and gardens tight against the walls can require a different setup.
We look at the property and figure out the best way to reach the gutters safely and get them properly cleaned.
The house tells us what approach makes sense.

Roof pitch & gutter flow
Rooflines make a difference, too.
Steeper roofs tend to shed rainwater quickly, but they can also bring more leaves and needles down into the gutters. Lower-pitched roofs can hold moisture and debris for longer, allowing organic material to compact and moss to take hold.
Either way, buildup eventually becomes a problem.
We’ll remove the accumulated debris and flush the system with water to make sure the gutters and downspouts are flowing properly.
Different roof. Different approach. Same goal: clean, free-flowing gutters.
Mature trees overhead
If you’ve got a big Douglas fir or western red cedar hanging over your roof, you already know what happens.
Needles come down. They get wet. They mat together. They settle into the gutters and hold moisture.
Then there are the leaves, seeds, bark, and other bits and pieces that Vancouver Island trees drop throughout the year.
Bigleaf maple can leave behind leaves and seed keys. Garry oak drops acorns. Arbutus sheds bark. And mature trees can keep your gutters surprisingly busy.
Trees aren’t a problem—they’re just part of living in Saanich.
The important thing is understanding how much debris your particular property collects and cleaning the gutters before that buildup becomes a headache.

How to tell when your gutters need cleaning
You don’t need to climb onto the roof to get a pretty good idea that your gutters are overdue.
Keep an eye out for:
- Water spilling over the front of the gutter during rain
- Leaves, needles, or plants visible from the ground
- Black or green buildup along the gutter line
- Water stains on the fascia or exterior walls
- Gutters that appear to be sagging or pulling away
- Downspouts that aren’t draining properly
If you’re seeing any of these, it’s probably time to take a closer look.
And if you’re not sure, that’s okay.
We’ll take a look and give you an honest answer about whether your gutters actually need cleaning.
The work
On the job

How often should Saanich homes have their gutters cleaned?
For many Saanich homes with mature trees nearby, twice a year is a good starting point—once in late spring and again in late fall after the leaves have dropped.
Homes with heavy tree coverage may need more frequent attention. A property with fewer trees may only need an annual cleaning.
There’s no magic number that applies to every house.
Your trees, your roof, and your property determine what makes sense.
We’ll help you figure that out rather than telling you that every home needs the same schedule.

Why choose us
Why choose us for residential gutter cleaning
We work around the house
Cars on the driveway, a narrow side gate, beds planted tight to the wall, a dog in the yard. All normal, none of it a problem.
Height is not a surprise charge
Two- and three-storey homes are routine here. The height goes into the quote up front rather than appearing on the day.
Trees are the real variable
Fir and cedar over a roofline fill a gutter far faster than an open lot does. We price and time the work for the trees you actually have.
The mess leaves with us
No heap of wet needles on the lawn, and no bag left beside the house for you to deal with.

Residential gutter cleaning — FAQs
How often should residential gutters be cleaned in Saanich?
For most Saanich homes with trees nearby, twice a year is a good starting point—usually once in late spring and again in late fall after the leaves have dropped.
If your home is surrounded by mature fir, cedar, maple, or oak trees, you may need more frequent cleaning. Homes with fewer trees can often go longer between cleanings.
We'll look at your property and give you a recommendation based on the amount of tree coverage and debris you're dealing with. If you would rather it ran to a set schedule, that is what gutter maintenance is for.
What is included with residential gutter cleaning?
We remove leaves, needles, moss, and other buildup from your gutters, clear the downspouts, and flush the system with water to check that everything is flowing properly. There is more on that half of the job on our gutter and downspout cleaning page.
We also look over the gutter system while we're working and let you know if we notice something that needs attention.
And yes—we take the debris with us when we're done.
Can you clean gutters on older Saanich homes?
Absolutely.
Older homes can have unusual rooflines, narrow side access, lower overhangs, older gutter systems, and landscaping that makes access more difficult.
We don't expect every house to be the same. We'll adjust our approach to the property and work around the features that make your home unique.
Can you clean gutters on two- and three-storey homes?
Yes. We can clean many two- and three-storey residential homes, depending on the roofline, access, height, and overall site conditions.
We use specialized extension equipment and water-fed systems where appropriate to reach higher gutters while reducing unnecessary ladder work.
Can you clean gutters on homes surrounded by trees?
Yes—and those are often the homes that need gutter cleaning the most.
Fir needles, cedar debris, leaves, seeds, moss, and bark can build up quickly when mature trees surround a home.
We'll remove the buildup and make sure the gutters and downspouts are flowing properly again. Where the tree cover is heavy year-round, gutter guards can stretch the gap between cleans, though they do not end it.
What if my gutters haven't been cleaned for years?
Don't worry. Heavy buildup is something we deal with.
Years of leaves and needles can become wet, compacted, and surprisingly heavy. We'll remove the buildup, clear the downspouts, and flush the system to check the water flow. A mat that solid has to come out by hand before water will move it, which is covered on our eavestrough cleaning page.
If we find damage or another issue while we're working, we'll let you know.
Do I need to be home while you clean my gutters?
Not necessarily.
If we have the access we need to the property, you may not need to be there while the work is being completed.
We'll let you know beforehand if we need a gate unlocked or anything else arranged.
Can you clean gutters that are difficult to access?
Yes.
Narrow side yards, gardens, decks, fences, steep rooflines, and other obstacles can make some homes more challenging to access.
That's where having the right equipment and experience makes a difference. We'll assess the property and figure out the most practical approach.
Do you clean up after residential gutter cleaning?
Yes.
We collect the debris as we work and remove it when we're finished. You shouldn't be left with piles of wet leaves and needles scattered around your yard.
Clean gutters without the soggy cleanup.
What if you find a problem with my gutters?
We'll tell you.
We look at the system while we're cleaning and can identify things such as loose brackets, leaking seams, or drainage problems.
Minor maintenance may be possible depending on the issue. For anything beyond that we'll explain what we've found so you can decide what to do next — see gutter repair for the fixes that come up most.
